Every entity, every building, every lease, reconciled from documents you already hold. Current every month. Ready to carry a capital decision.
Your system billed exactly what it was told to bill. That is the problem. The decision that changed the rate was taken in a meeting, and a meeting is not a system.
The decision sits in the minutes. The record still holds the old rate. Neither one is wrong on its own.
A second anniversary passes against the same stale rate. This is where it goes past 10% and stops looking like rounding.
Every report is still correct, because every report is built from the number in the record.
Now it surfaces, in a valuation, an audit or a handover. By then it is not a decision.
Guidance has historically referenced 7% to 10%
Escalation range: commercial property guidance has historically referenced annual fixed escalations of around 7% to 10%. Galetti, 11 August 2026. Against that, TPN Credit Bureau, 2026, found more than half of surveyed commercial tenants consider annual increases above 4% unsustainable, which is why a rate missed today is not recovered at the next renewal. Everything above is arithmetic at the figures you set. It is not a claim about any portfolio.
Nothing is replaced, migrated or switched off. What sits above what you already run is one picture that crosses all of it, and a record of why each decision was made.

Every system you run is built for the person running the asset.
This one is built for the person answerable for it.
Answered. For decades.
Being answered. Contested ground.
Unanswered. This is the one we build.
An operating system watches what happened. It does not hold what was promised. The first two columns are scoped to whoever holds a login in the operating system. The people who carry the duty hold none.
Layer two is where the market is competing. Layer three is where the capital questions live, and it sits outside the systems that hold the record. Here is what applied intelligence means here, and what it refuses to do →
Escalations drifting at old rates. Arrears ageing into write-offs. Reasoning that leaves with people.
The platform makes it visible while it is still a decision, not a loss.
A feature built inside someone else's product can only ever see the part of your business that product touches. This is the opposite: intelligence applied across everything you run, shaped to how you work, under your brand, and governed like something a board depends on.
Whatever your business already produces, read exactly as issued, reconciled across systems and current every month. It makes sense of the records you already keep.
Flags what a person would miss: drift, ageing, concentration, mispostings. And when two of your own systems disagree, it says so, and shows which was right on the day each was written.
Carries your run-rate forward, normalises the one-offs, and models a known event such as a re-let, a rate move or a renewal, so the income impact is understood before it lands.
Decisions, reasoning and undertakings, linked to the entities and the figures they touched. The one part of an AI stack that is worth more every year you hold it.
Each band is a year of record · nothing is ever removed
That intelligence arrives as modules. You take only what your structure needs. See the matrix →
Ten modules, four packages: starting points, not boxes. Every engagement is shaped to your structure, your systems and your requirements in discovery. Select a package to see what it typically carries; the platform grows as you do.

Names on a matrix are easy. Here is what the platform actually does →
A glimpse of the platform for the manager and for the investor. Illustrative screens, fictional data, shown in a neutral client livery because in production it carries your brand, not ours.
For the manager: the monthly accounts are read as the accountant issued them. Every figure traces to its source, variance is flagged with the reason, and the board pack is generated from this screen, never retyped.
For the investor: their own position, their own statements, under your brand, and nothing that belongs to the manager's desk. Notice what changed when you switched views.
For the manager: the consolidated register and organogram, kept current, and any holder's effective position through any number of tiers, at investor level rather than fund level. Ask it for any holder, any asset, any date.
For the investor: a clear answer to the question every co-investor quietly has: what exactly do I own?
Try it: unlock the valuation
For the manager: valuations are published deliberately, not by default. Unlocking is logged with the person and the time, and it re-locks itself. Your directors decide what is released, not software and not habit.
For the investor's build: a figure this tier is not entitled to is removed before the file is written, not hidden by the browser. A hidden figure can be recovered. One never written cannot.
The signed lease carries three months' beneficial occupation not yet in the forward view, so the projection is optimistic by roughly R390k. Recommended: confirm the window, re-run the forecast.
Net arrears fell to nil via write-off, not cash. The distinction a headline number never shows, stated plainly so recovery is treated as remote until proven otherwise.
The system of record and the board minutes carried expiry dates two years apart, each correct on the day it was written. The renewal is signed; the records now agree. Closing that gap is the job.
For the manager: an honest, evidence-based register of what could affect returns, each item with a rating, a recommendation and a status. It keeps everyone honest, including us.
A known item is being verified before the forward view is relied on. You see the risk and its status. The working figures behind it sit at executive tier.
A record discrepancy was found, stated, and closed, with the date it was resolved.
For the investor: every risk is stated to every tier. Only the executive-only figures behind it are withheld. Informed investors are calm investors, and calm investors stay.
For the board: every decision tied to the entity it binds, the ownership at the time, its effect on the figures, and what remains open, readable by whoever holds the seat next. This is the part that is worth more later than the day it was written.
The point: one platform, many builds, and each tier sees exactly what it should, nothing more.
Illustrative only. All names and figures on this page are fictional; screens are simplified representations, not the production platform.
Not features. The outcomes a board, an owner or an investor actually notices.
Escalations that drift, arrears that age, renewals that lapse, caught while they are still decisions. Forecasting shows the income impact of a known event before it lands. Value follows income; the platform defends the income.
Every KPI reconciles to its source; variance is flagged with the reason; the risk register is stated to every tier. When two of your systems disagree, it says so, including about us.
Investor-grade reporting under your own name becomes part of what you sell: it sharpens the pitch for the next management mandate, and gives owners and investors a reason to bring you the next building.
Statements, positions and look-through under your brand, on demand, with risks stated plainly. Informed investors are calm investors, and calm investors stay for the next vehicle.
What the business learned stays in the business. A successor inherits the reasoning behind decades of decisions, not a room full of files.

"Your listed portfolio is reported to you perfectly. Your property is worth more, and it lives in a spreadsheet somebody updates when they remember."
Built around how your business actually works. We meet you where you are, and every commitment below goes in writing.
Delivered remotely. The work runs on documents you already hold rather than on access to your systems, so where the portfolio sits changes nothing about how an engagement runs. Based in South Africa, and available to portfolios in Australia, the United Kingdom and the United States on the same terms.
Exports are enough, whatever your team already produces. No API, no connector licence, no vendor permission, no migration. Least data, not most: we ask only for what a specific view needs.
Your brand, your domain, your sign-in. No vendor logo in front of your investors. The platform carries your name on every page and every statement it produces.
We take no commission from any vendor. Keep your system of record, and if your vendor's own AI tools serve part of the need, we will say so, and build what is left. The adviser seat only works if it is honest.
One entity, a fixed fee, a working first view built on your own numbers, so you decide from something real rather than from a proposal. If the value isn't obvious at the pilot, we stop there.

That is not a technology problem. It is two problems. A scope problem: you run several systems, each correct about its own part of the business, and not one of them can tell you who owns what, or why the board decided what it decided. And a seat problem: the intelligence built into any one of those systems is scoped to the people who hold a login in it. Your board does not.
So we build the layer that sits above all of them, for the people who carry the duty and hold no login. Here is how it is structured →
We exist so the people answerable can see what a portfolio is actually doing, while it is still a decision.
We build tailored property intelligence for the people who answer for a portfolio. Bought by the custodian, not licensed by the seat.
No owner should have to wait for a financial statement to find out what their portfolio did, or what it could have done. It sits above the systems a property business already runs. Nothing is replaced or migrated.
A property industry where the first time you hear about a loss is not in the valuation, the audit, or the handover.
Every engagement runs under NDA, so this page names nobody. What it can show you are the disciplines the platform is built on: the ones that are hard to retrofit and easy to verify in a conversation.
Nothing is generated. Anything illustrative is tagged as illustrative, and one control highlights every tagged figure at once. If the words and the numbers disagree, the build fails before anyone sees it.
A figure a tier is not entitled to is removed before the file is written, not hidden by the browser. A hidden figure can be recovered. One that was never written cannot.
We are on your side of the table. Keep your system of record, and if your existing vendor's own tools already serve part of the need, we will say so, and build what is left.
No API, no connector licence, no vendor permission, no migration. We ask only for what a specific view actually needs, and we say plainly what the platform does not have.
Commercial, industrial, residential and multi-tier syndicated structures, including a family-office holding structure and a wholesale fund investor position. Walked through under NDA, never on a public page.
It does not replace your system of record, it does not value your assets, and it does not decide anything. It reads, reconciles, flags and remembers, and a person approves. A platform that hides its own gaps is a brochure.
None of these needs a technical answer, and none of them is about features. They are simply hard to answer well, and how a supplier answers them tells you what you are actually buying.
The monthly pack is produced from the data rather than reassembled by hand, so the people who should be deciding are not spending the month assembling. The saving is not hours, it is where the senior hours go.
Every portfolio is shaped differently, so commercials follow a conversation, not a rate card. What we publish is the shape of the deal, because the shape is the point.
Three examples of the kind of thing that sits inside most portfolios, unpriced in either direction, until somebody goes looking.

Tell us a little about what you run. We will come back within one business day to set up a conversation, and if it goes well, the next step is your first view, built on your own numbers.
No pitch deck. No obligation. If the value isn't obvious, we will say so.
We will come back to you within one business day.
